Architecture tenders and design competitions in the United Kingdom

Since Brexit, UK public contracts above the thresholds are published on Find a Tender instead of TED, and since February 2025 most of them follow the Procurement Act 2023. Councils, universities, the NHS and housing bodies appoint architects and multi-disciplinary design teams there. TenderDesk reads Find a Tender four times a day.

Questions

Where are architecture tenders published in the UK?
On Find a Tender, the government's central service for procurement notices, which carries the contracts above the thresholds. Scotland, Wales and Northern Ireland also have their own portals (Public Contracts Scotland, Sell2Wales, eTendersNI). TenderDesk shows the Find a Tender notices, scored so the real design commissions come first.
What changed with the Procurement Act 2023?
Since 24 February 2025 new procurements in England, Wales and Northern Ireland follow the Act: a single open procedure and a competitive flexible procedure that buyers can design in stages, new standard notices, and registration on the government's Central Digital Platform before you bid. Scotland keeps its own rules.
Why do I see so few direct appointments?
Many UK buyers appoint architects through frameworks: a tender selects a panel of firms for several years, and the projects are then called off among them without a new public notice. Getting onto the right framework is often the tender that matters.
Can an architecture firm from the EU bid in the UK?
Yes. The larger UK contracts are open to suppliers from the EU under the Trade and Cooperation Agreement and the WTO Government Procurement Agreement. To call yourself an architect in the UK you must be on the register of the Architects Registration Board (ARB), so foreign firms often bid with a UK partner.
